How we work out your home’s value in Niagara

Niagara isn’t one market. It’s a lot of small ones, and a home in Niagara-on-the-Lake doesn’t price like one in Fort Erie. So we price your home against your own pocket of the market, not a regional average (you can see the latest town-by-town benchmarks in our Niagara Real Estate Market Update). Here’s what goes into your number:

• Recent sales near you. Similar homes that actually sold in the last few months, not asking prices.
• Your competition. The homes for sale right now that buyers will compare yours to.
• Condition and updates. A new roof or finished basement matters, and so do the things a buyer will want to fix.
• How fast homes are selling. Days on market in your town tells us how much room there is in the price.

Online estimates are a fine starting point, but they can’t see inside your home, and they can be off by a lot, in either direction. A real evaluation can.
