New Construction Homes in Niagara

The builder communities we’re following from Grimsby to Fort Erie, the builders behind them, and what to know before you sign.

New construction homes across Niagara
New construction homes in Niagara look very different from one town to the next. Bungalows near the beach in Fort Erie, freehold townhomes in Thorold and Welland, multi-generational homes in south Niagara Falls: each community suits a different buyer, and each builder runs things their own way.
However, there are two things to know before you walk into a sales centre. The rep in the model home works for the builder, not for you, and we’ll explain in writing how we’re paid on a builder purchase before you sign anything. And Ontario’s HST rebate of up to $130,000 only applies to builder agreements signed by March 31, 2027, so the date you sign matters.
New construction homes in Niagara by community
These are the new construction homes in Niagara we’re following, sorted by town. Starting prices change with every release, so ask us for current pricing before you visit a sales centre. Each card shows the town’s NAR benchmark price for context: it describes a typical home in the town, mostly resales, so it isn’t a like-for-like comparison with a new build.

New build or resale?
Right now, resale gives buyers room to negotiate. Niagara’s benchmark price was $567,400 in September 2026, down 4.6% from a year earlier (NAR), and the region had 6.1 months of inventory (CREA’s Niagara board figures). As a result, with a resale home you can negotiate, see exactly what you’re buying and usually move sooner.
A new build, however, is a different trade-off. You agree on a price now for a home that may not close for many months, so the market can move before you get the keys. In exchange you get a brand-new home, the Tarion warranty and, for builder agreements signed by March 31, 2027, an HST rebate of up to $130,000 that can narrow the gap (CRA).
With the Bank of Canada raising its rate on October 28 (Bank of Canada decision), we’d run both numbers before you sign anything. Our guide to new construction vs resale in Niagara goes deeper, and our Niagara market update has this month’s figures.
Before you sign with a builder
1Sign by March 31, 2027 for the HST rebate
Up to $130,000 back on a new home priced up to $1 million that you or a relative will live in, for builder agreements signed between April 1, 2026 and March 31, 2027 (CRA). Confirm your eligibility with your lawyer or accountant.
2Register with Tarion within 45 days
Freehold buyers who signed on or after April 1, 2026 register their purchase within 45 days of signing to keep full deposit protection (Tarion). Your lawyer or agent can do it for you.
3Know your cooling-off period
New condos come with 10 days to change your mind. New freehold homes get 10 days on agreements signed on or after January 1, 2027 (Tarion). Until then, a signed freehold agreement is firm unless you negotiate a condition.
4Check the builder's licence
Every new home builder in Ontario must be licensed by the HCRA. Look them up in the Ontario Builder Directory before you pay a deposit, and have a real estate lawyer review the agreement.
More to know before you buy new
- The Tarion warranty. It starts when you take possession: 1 year for workmanship and materials, 2 years for water getting in and major systems like plumbing, electrical and heating, and 7 years for major structural defects (Tarion).
- Closing adjustments. The builder’s price often isn’t the final number. Items like development charge increases and utility connection fees can be added at closing, so ask for the full list in writing before you compare one builder with another.
- Condo occupancy. With a new condo, you often move in before the building is registered and the sale closes. Until then you pay the builder a monthly occupancy fee, covering interest on the unpaid balance, estimated property taxes and common expenses, and it doesn’t go toward the price (Condo Authority of Ontario).
- Assignments. Some agreements let you sell your purchase to another buyer before closing, usually with a builder fee or limits. If you’re counting on the HST rebate, both the original agreement and the assignment must be signed between April 1, 2026 and March 31, 2027 (CRA). Get legal and tax advice first.

How we help you buy new construction
Bring us in before your first visit to a sales centre. We’ll explain in writing how we’re paid on a builder purchase before you sign anything. For reference, The Barry Team is led by Emily Barry, a REALTOR® in Niagara since 2003. Emily is #1 in Niagara Falls on Rate-My-Agent with a 4.99 rating, and the team ranked #5 among all eXp teams in Canada by sales volume in July 2026.
01.Pick the right community
We go through the builders, phases and lots that fit your budget and how you want to live.

02.Check the price
We compare the builder’s price with what similar homes nearby, including earlier phases of the same community, have actually sold for.

03.Go through the agreement
We flag the clauses worth questioning, the deposit schedule and the closing adjustments, so your lawyer’s review is quicker and nothing surprises you.

04.Keep track until closing
Deposit dates, upgrade deadlines, your 45-day Tarion registration and any closing date changes.

New construction homes in Niagara: frequently asked questions
Where are new construction homes in Niagara being built right now?
Builder communities include Splendour in south Niagara Falls, Calderwood and Legacy in Thorold, Canals and West Creek in Welland, Saffron Estates and Tanner Woods in Fonthill, Prudhomme’s Landing in Lincoln, and Harbourtown Village, Peace Bridge Village and Alliston Woods in Fort Erie. Releases change often, so check what’s available with us before you visit.
Do I need a realtor to buy a new build in Niagara?
No, but the sales reps at the model home work for the builder, not for you. A buyer’s agent compares the price with nearby sales, helps you weigh upgrades and incentives, and flags clauses for your lawyer. Bring your agent on your first visit.
How much is the HST rebate on a new home in Ontario?
Up to $130,000 on a new home priced up to $1 million that you or a relative will live in, for builder agreements signed between April 1, 2026 and March 31, 2027. The full amount holds to $1.5 million and shrinks to the existing $24,000 rebate above $1.85 million. Confirm your eligibility with your lawyer or accountant.
Do I have to register my new home purchase with Tarion?
Yes, if it’s a freehold home and you signed on or after April 1, 2026: register within 45 days of signing to keep full deposit coverage. New condo buyers don’t need to register.
Are there new bungalow communities in Niagara for downsizers?
Yes. Harbourtown Village in Fort Erie, The Oaks at Six Mile Creek in Ridgeway, Prudhomme’s Landing in Lincoln, and Saffron Estates and Tanner Woods in Fonthill all include bungalows or one-storey townhomes.
Can I negotiate the price on a new build?
Sometimes. Builders often hold firm on the list price and are more open on terms like upgrades, the deposit schedule or the closing date. What’s possible depends on the builder and how a release is selling, so we check before you make an offer.
Which builders are building new homes in Niagara?
Active builders include Empire Homes, Mountainview Building Group, Pinewood Niagara Builders, Silvergate Homes, Blythwood Homes, Park Lane Home Builders and Ashton Homes. Check any builder’s licence in the Ontario Builder Directory before you sign.
Who pays the buyer’s agent on new construction?
It depends on the builder and the project. Some builders pay a commission to the buyer’s agent and some don’t, so we’ll explain in writing how we’re paid before you sign anything.
How much deposit do I need for a new build?
Each builder sets its own deposit schedule, usually paid in instalments before closing. Tarion protects freehold deposits up to $60,000 on homes priced at $600,000 or less, and 10% of the price up to $100,000 above that. Condo deposits must be held in trust, and Tarion adds up to $20,000 of protection.
