West Lincoln is Niagara’s countryside. It’s mostly farmland with Smithville at the centre, and it borders Hamilton, so the city is still within easy reach. That mix of space and access is why people move here.

Smithville is the main centre. Wellandport, St. Anns, Caistor Centre and Abingdon are small rural villages and hamlets. The whole township has about 15,500 people (2021 Census).

We’ve sold homes across Niagara since 2003. Here’s what to know about buying or selling in West Lincoln.

  • Best for: Buyers who want space, acreage or a small-town feel, Hamilton commuters, and families looking at newer homes in Smithville
  • Trade-off: There are fewer shops and services than in bigger towns, you’ll drive for most things, and rural properties rely on wells and septic systems.

Buying in West Lincoln

West Lincoln gets you more land for your money than most of West Niagara. It’s more affordable than Grimsby and Lincoln, but pricier than the south end of the region. The average sale in September was $734,000, and detached, semi, row and link homes averaged $758,000.

Only 10 homes sold here in September, so one or two sales can swing the numbers. The trend is still clear: the benchmark is down 4.9% from a year earlier and average prices are down 8.5% year to date, one of the biggest drops in Niagara. Buyers have room to negotiate, especially on rural properties.

First-time buyers should also ask about the Ontario land transfer tax refund. Niagara Region’s Welcome Home Niagara program, an interest-free 10% down payment loan (up to $66,200) on homes priced up to $662,000, opened for applications on May 22, 2026. Funding is first come, first served, so check with Niagara Region Housing Services for the current waitlist.

Here’s how the main areas compare at a glance. There’s more on each one below.

St. Anns Homes surrounded by farmland Buyers who want quiet A short drive to Fonthill

Smithville

Smithville is the township’s main centre, with the town hall, grocery stores, schools, the library and most of the newer subdivisions. It’s where most families start their search, and it’s where most of West Lincoln’s future growth is planned.

Wellandport

Wellandport, in the south end of the township along the Welland River, is a small, quiet village. It suits buyers who want a rural setting with a few neighbours nearby.

St. Anns

St. Anns is a small hamlet in the east end of the township, surrounded by farmland. It’s a short drive to Fonthill and Pelham for shopping.

Caistor Centre and Abingdon

Caistor Centre and Abingdon sit in the west end, close to the Hamilton and Haldimand borders. They’re mostly farms and country homes on larger lots.

Rural West Lincoln

Much of the township is working farmland, with acreages, hobby farms and country homes along the concession roads. It suits buyers who want space, privacy and room for a shop, animals or a big garden.

Living in West Lincoln

Schools: Most of West Lincoln is in the catchment for West Niagara Secondary School in Beamsville, the District School Board of Niagara high school for West Niagara. Depending on your address, some families attend E.L. Crossley Secondary in Fonthill instead. For Niagara Catholic schools, the board will confirm which high school serves your address. Always confirm catchment by address with each board.

Commute: Highway 20 runs from Smithville toward Hamilton, and Regional Road 14 runs north to Grimsby and the QEW. There’s no GO train in the township, but the new Grimsby GO station, expected in 2027, will be a short drive away. Niagara Region Transit’s OnDemand service runs locally.

Things to do: Farm stands, country markets and quiet roads for cycling, plus the Bruce Trail and escarpment conservation areas a short drive north in Grimsby and Lincoln.

Local tip: Buying a rural property? Make your offer conditional on a well inspection, a water quality test and a septic inspection. Otherwise, a problem you can’t see from the driveway can cost you thousands.

Local tip: If you commute to Hamilton, look at Smithville and the west end of the township first. Highway 20 gets you into the city faster than heading north to the QEW.

Our favourite country drive in West Lincoln

West Lincoln is all about wide open space. This is the loop we’d take on a nice fall afternoon.

  • Smithville: start in town for a coffee and a walk down the main street.
  • Concession roads: take the back roads south through the farmland and watch the fields change with the seasons.
  • Wellandport: follow the Welland River to the quiet village on its banks.
  • Ball’s Falls: finish with a short drive north to the falls and the Bruce Trail in Lincoln.

Local tip: in the summer and fall, the farm stands along the way are worth a stop. Bring cash.

West Lincoln market snapshot: September 2026

  • MLS® HPI benchmark price: $647,800 in September 2026, down 4.9% from a year earlier and down 0.2% from August (Niagara Association of REALTORS®, September 2026).
  • Sales: 10 homes sold in September 2026, down 37.5% from September 2025 and down 9.1% from August (NAR, September 2026).
  • Average sale price: $734,000 in September 2026 ($758,000 for detached, semi, row and link homes), with prices down 8.5% year to date compared with 2025 (PropTx MLS® data via Habistat, compiled by The Barry Team).
  • Months of inventory: 5.5 in September 2026, compared with 6.1 across Niagara.

What it means: West Lincoln is a small market, so read the monthly numbers as direction, not precision. Prices have come down more than in most of Niagara, which gives buyers room to negotiate, but inventory is a little tighter than the regional average, so well-priced homes still sell. For the region-wide picture, see our latest Niagara market update.

Moving to West Lincoln from Toronto or the GTA

Most buyers moving to West Lincoln come from Hamilton, Burlington, Oakville and Mississauga. They want land, privacy and a quieter pace, but still need to get back to the city, and Niagara has no municipal land transfer tax.

West Lincoln borders Hamilton. Smithville is about 30 to 35 minutes from Hamilton and about an hour and 15 minutes from Toronto on a clear day. It’s a good fit for hybrid workers who go into the office a few days a week.

Selling in West Lincoln with our team

A new build in Smithville and a hobby farm on a concession road sell to very different buyers, and rural comparables can be thin. Every listing gets HDR and twilight photography, immersive visuals, and online and print advertising, and we plan your conditions and closing date around your next move.
