Wainfleet is Niagara’s quiet corner on Lake Erie: farmland, lakeshore cottages and wide-open country. People come here when they want space and privacy more than anything else.

The township sits between Port Colborne and Haldimand County, with the Lake Erie shoreline along its south edge. With about 6,900 people (2021 Census), it’s the smallest municipality in Niagara.

We’ve sold homes across Niagara since 2003. Here’s what’s different about buying and selling in Wainfleet.

Buying in Wainfleet

Wainfleet is about space. Most homes sit on bigger rural lots or along the lake, and prices vary a lot from one property to the next. Across Port Colborne and Wainfleet, the average sale in September was $560,000, well below the Niagara-wide average of $656,045.

The Niagara Association of REALTORS® reports Wainfleet together with Port Colborne, and Wainfleet itself only sees a handful of sales a month. The combined benchmark was down 6.2% from a year earlier, with 6.9 months of inventory against 6.1 across Niagara. Buyers have room to negotiate, but comparable sales for a specific rural or lakefront home can be thin.

First-time buyers should also ask about the Ontario land transfer tax refund. Niagara Region’s Welcome Home Niagara program, an interest-free 10% down payment loan (up to $66,200) on homes priced up to $662,000, opened for applications on May 22, 2026. Funding is first come, first served, so check with Niagara Region Housing Services for the current waitlist.

Wainfleet village

The village of Wainfleet is the township’s centre, with the township office, a few local businesses and homes on village-sized lots. It’s the closest thing to a town centre in Wainfleet.

The Lakeshore

Along Lake Erie, Lakeshore Road is lined with cottages and year-round lake homes, many on small lots with beach access. It’s popular with cottagers, retirees and anyone who wants sunsets over the lake.

Winger and Burnaby

Winger and Burnaby are small rural hamlets, surrounded by farmland. They suit buyers who want a country home with a few neighbours nearby.

Marshville and the Wainfleet Bog

In the east end, near Port Colborne, Marshville and the area around the Wainfleet Bog are quiet and green, with country homes and lots of nature close by.

Rural Wainfleet

Much of the township is farmland, with acreages, hobby farms and country homes along the concession roads. It suits buyers who want room for a shop, animals or a big garden.

Living in Wainfleet

Schools: Wainfleet students are served by Port Colborne High School and E.L. Crossley Secondary in Fonthill for the District School Board of Niagara, and by Lakeshore Catholic High School in Port Colborne for Niagara Catholic. Always confirm catchment by address with each board.

Commute: Regional roads connect Wainfleet to Port Colborne and Welland, where you’ll find Highway 140, Highway 58 and Highway 406 toward St. Catharines. There’s no GO train or regular bus service in the township, so plan on driving.

Things to do: Long Beach Conservation Area on Lake Erie, the trails at the Wainfleet Bog, farm stands along the country roads, and the Marshville Heritage Festival on Labour Day weekend.

Local tip: Most Wainfleet homes rely on a well or cistern and a septic system. Make your offer conditional on a water quality test and a septic inspection. Otherwise, a problem you can’t see from the driveway can cost you thousands.

Local tip: Looking at a lakeshore cottage? Ask whether it’s built and insulated for year-round use, and ask about shoreline erosion and conservation authority rules before you offer. Otherwise, a summer place can turn into an expensive winter project.

Moving to Wainfleet from Toronto or the GTA

Buyers moving to Wainfleet from Hamilton, Burlington, Oakville and Mississauga usually want land, lake life and a much quieter pace. Niagara has no municipal land transfer tax, either.

Wainfleet is one of the farthest parts of Niagara from the GTA: about an hour to Hamilton and an hour and a half to Toronto on a clear day. It works best for remote workers, retirees and people who rarely commute.
