If you work in Buffalo, Fort Erie belongs on your list. The Peace Bridge is right there, and prices are lower than most of Niagara: the September benchmark was $483,300.

Fort Erie is a town of about 32,900 (2021 Census), but it’s really a handful of communities: the north end by the bridge, the village of Ridgeway, the beach town of Crystal Beach and quieter Stevensville. Each one feels different, and each one prices differently.

We’ve sold homes across Niagara since 2003. Here’s how we’d walk you through Fort Erie.

Fort Erie at a glance

  • Benchmark price: $483,300, down 6.6% year over year (Niagara Association of REALTORS®, September 2026)
  • Average sale price: $622,000 (PropTx MLS® data via Habistat, September 2026)
  • Homes sold: 56 in September 2026, down 11.1% from a year earlier (NAR)
  • Commute: The Peace Bridge to Buffalo is minutes away, and the QEW starts here. Niagara Falls is a short drive north. Toronto is close to two hours on a clear day.
  • Best for: Buffalo commuters, beach lovers, downsizers and buyers who want more house for the money
  • Trade-off: It’s the far end of the QEW, so a Toronto commute is long, and there’s no GO station in town.

Buying in Fort Erie

Fort Erie gives you a lot of choice for the money: older homes near the bridge, village streets in Ridgeway, beach cottages and newer builds in Crystal Beach, and bigger lots out toward Stevensville. The average sale in September was $622,000, and condos averaged $490,000.

Beach and lakefront homes come with their own homework. Insurance, shoreline rules and seasonal use all affect what a property is worth to the next buyer, so we look at all three before you offer.

First-time buyers should also ask about the Ontario land transfer tax refund. Niagara Region’s Welcome Home Niagara program, an interest-free 10% down payment loan (up to $66,200) on homes priced up to $662,000, opened for applications on May 22, 2026. Funding is first come, first served, so check with Niagara Region Housing Services for the current waitlist.

Fort Erie neighbourhoods

Here’s how the main areas compare at a glance. There’s more on each one below.

Area Typical homes Best for Good to know
North End and Bridgeburg Older homes Daily Buffalo commuters Closest to the Peace Bridge
Ridgeway Village homes Buyers who want community Its own main street
Crystal Beach Cottages, renovated homes, newer builds Beach lovers and second-home buyers Check insurance and seasonal use
Stevensville Homes with more space between neighbours A slower pace near the QEW A small commercial core of its own
Point Abino and the lakeshore Lakefront homes Buyers who want the water Some of Fort Erie’s most sought-after homes

North End and Bridgeburg

This commercial core grew up around the railway bridge to Buffalo, and today it’s closest to the Peace Bridge. It’s the easiest spot for daily Buffalo commuters. Old Fort Erie and the Niagara River are also close by.

Ridgeway

Ridgeway is a village with its own main street and a strong sense of community. It’s named after the limestone ridge that runs through the area, and it’s where the Battle of Ridgeway was fought in 1866.

Crystal Beach

Crystal Beach was home to a famous amusement park from 1888 until it closed in 1989. Since then, it’s become a beach town on Lake Erie with a mix of cottages, renovated homes and newer builds. Bay Beach, in particular, is the big draw in the summer.

Stevensville

Stevensville is quieter, with its own small commercial core and more space between neighbours. It suits buyers who want a slower pace but still want to be close to the QEW.

Point Abino and the lakeshore

Along the Lake Erie shoreline, you’ll find some of Fort Erie’s most sought-after homes. The Point Abino Light Tower, built in 1917–18, is also a National Historic Site.

Living in Fort Erie

Schools: Greater Fort Erie Secondary School on Garrison Road is the District School Board of Niagara high school. It opened in 2017, when Fort Erie Secondary and Ridgeway-Crystal Beach High School merged. Niagara Catholic families should check the board’s boundary tool for high school options. Always confirm catchment by address.

Commute: The Peace Bridge connects Fort Erie to Buffalo, and Buffalo’s airport is a real option for flights. The QEW starts here and runs north through Niagara Falls toward Toronto. There’s no GO station in Fort Erie, so train commuters drive to Niagara Falls.

Things to do: Crystal Beach, Bay Beach and Erie Beach are some of the best beaches in Niagara. Old Fort Erie is a War of 1812 site you can tour, and the Friendship Trail starts here and runs west toward Port Colborne.

Local tip: If you’ll cross the Peace Bridge every day, get NEXUS and try the drive at your usual commute time before you buy. It tells you more than any map will.

Local tip: Homes along the Lake Erie shoreline can sit in areas regulated by the Niagara Peninsula Conservation Authority. That can affect insurance, additions and resale, so we check the mapping on every lakeside property before our buyers make an offer.

Our favourite beach days in Fort Erie

With Lake Erie along the whole south shore, Fort Erie summers are all about the water.

  • Bay Beach: the big sandy beach in Crystal Beach, with shallow water that’s great for kids.
  • Waverly Beach: a quieter stretch of sand on the lake, where the Friendship Trail begins.
  • Friendship Trail: a flat, paved trail along the old rail line that you can bike all the way to Port Colborne.
  • Old Fort Erie: the War of 1812 fort beside the river, for a change of pace on a cloudy day.

Local tip: Bay Beach fills up fast on hot weekends, so get there early.

The Peace Bridge over the Niagara River between Fort Erie and Buffalo

Fort Erie and the Peace Bridge

The Peace Bridge is Fort Erie’s front door to Buffalo. It opened in 1927 to mark a century of peace between Canada and the US after the War of 1812, and the town’s north end grew up around it. 2027 is its 100th anniversary. If you work in Buffalo, it’s probably why you’re looking at Fort Erie.

If you’ll cross it every day

  • Get NEXUS. There are dedicated NEXUS lanes in both directions, and the Canada-bound lane is open 24/7. It costs US$120 for five years, and kids under 18 are free. How NEXUS works at the Peace Bridge.
  • Check wait times before you leave. The Peace Bridge Authority posts live waits for both directions, and you can watch the bridge traffic cameras. Heading home, the CBSA border wait times page lists Fort Erie (Peace Bridge).
  • Get an E-ZPass. Tolls are charged Canada-bound only, and the bridge is cashless. A car pays US$8, or half that with E-ZPass. E-ZPass details.
  • Bring the right ID. Everyone 16 and over needs a passport, NEXUS card, enhanced licence or another approved document. ID requirements.
  • Walk or bike it. You can cross on foot or by bike any time, toll-free, on the south sidewalk.

Before you buy, drive the bridge at your real commute time on a weekday. A north-end home a few minutes from the plaza makes a daily crossing a lot easier than a place out in Crystal Beach.

Fort Erie market snapshot: September 2026

  • MLS® HPI benchmark price: $483,300 in September 2026, down 6.6% from a year earlier and down 2.2% from August (Niagara Association of REALTORS®, September 2026).
  • Sales: 56 homes sold in September 2026, down 11.1% from September 2025 and the same as August (NAR, September 2026).
  • Average sale price: $622,000 in September 2026 ($627,000 for detached, semi, row and link homes and $490,000 for condos), with prices down 1.5% year to date compared with 2025 (PropTx MLS® data via Habistat, compiled by The Barry Team).
  • Months of inventory: 6.9 in September 2026, compared with 6.1 across Niagara.

What it means: The benchmark slipped 2.2% from August, one of the bigger monthly drops in Niagara. The average sale price has held up better this year, but averages move with the mix of homes that sell. With almost seven months of inventory, buyers have room to negotiate. Detached homes averaged $627,000 and condos $490,000, so there’s still room at the lower end of the market. For the region-wide picture, see our latest Niagara market update.

Moving to Fort Erie from Toronto or the GTA

Fort Erie draws two kinds of movers: people from Toronto, Hamilton and the western GTA who want a beach town at a lower price, and people who work in Buffalo and want to live on the Canadian side. Either way, there’s no municipal land transfer tax in Niagara.

Fort Erie is at the far end of the QEW, so Toronto is close to two hours on a clear day and longer in traffic, and there’s no GO station. It works best for Buffalo commuters, remote workers and retirees.

Selling in the GTA and buying here? We line up both closings so you only move once. Our Toronto to Niagara moving costs guide shows what to budget.

This was the second time I've had Emily as my agent, first for buying, second for selling. Everything Emily suggested and did led to the house having an offer on the same day it was listed, in a slow market. Everything went smoothly.
