Grimsby is the first Niagara town you reach from Hamilton, and for a lot of buyers that’s the whole point. You get the lake, the escarpment and a real downtown, and Hamilton is about 20 minutes away on the QEW.

The town sits on a narrow strip between Lake Ontario and the escarpment, so you’re never far from either. About 28,900 people live here (2021 Census), and it has grown quickly as buyers from Hamilton and the GTA have moved in.

We’ve sold homes across Niagara since 2003. Here’s what we’d want you to know about Grimsby.

Grimsby at a glance

  • Benchmark price: $673,700, down 5.4% year over year (Niagara Association of REALTORS®, September 2026)
  • Average sale price: $852,000 (PropTx MLS® data via Habistat, September 2026)
  • Homes sold: 39 in September 2026, up 25.8% from a year earlier (NAR)
  • Commute: The QEW runs along the north side of town. Hamilton is about 20 minutes and Toronto is about an hour on a clear day. GO buses run from the Casablanca park and ride, and a Grimsby GO train station is under construction, with opening expected in 2027.
  • Best for: Hamilton, Burlington and GTA commuters, families, and buyers who want lake or escarpment views
  • Trade-off: Prices are well above the Niagara average, and the QEW can get slow at rush hour.

Buying in Grimsby

Grimsby is one of the pricier towns in Niagara, but it’s still well below Burlington and Oakville. The average sale in September was $852,000. Detached, semi, row and link homes averaged $932,000, and condos averaged $485,000.

It’s also the tightest market in the region right now. Grimsby had 4.0 months of inventory in September, the lowest in Niagara, and sales were up 25.8% from a year earlier. The benchmark is down 5.4% year over year and average prices are down 5.3% year to date, so there’s still room to negotiate on the right home.

First-time buyers should also ask about the Ontario land transfer tax refund. Niagara Region’s Welcome Home Niagara program, an interest-free 10% down payment loan (up to $66,200) on homes priced up to $662,000, opened for applications on May 22, 2026. Funding is first come, first served, so check with Niagara Region Housing Services for the current waitlist.

Downtown Grimsby

Main Street is the heart of town, with independent shops, restaurants, the library and the Grimsby Public Art Gallery. The streets around it have older homes on mature lots, and you can walk to most of what you need.

Grimsby Beach

Grimsby Beach started as a Methodist camp meeting ground in the 1800s and later became a lakeside resort. Many of the small, brightly painted cottages are still there. The area has a close-knit, beach-town feel.

Grimsby on the Lake

Grimsby on the Lake, near Casablanca Boulevard, is the newer waterfront area, with condo buildings, townhomes and shops and restaurants along the water. It’s where most of Grimsby’s condos are, and it’s close to where the new GO station is being built.

Below the escarpment

Between the QEW and the escarpment, you’ll find most of Grimsby’s family neighbourhoods, from older side-splits and bungalows to newer subdivisions. Schools, parks and the Peach King Centre are close by.

Grimsby Mountain

Up on the escarpment along Ridge Road and the roads around it, properties are larger and more rural, many with views out over the lake. They suit buyers who want space and privacy.

Health care: The new West Lincoln Memorial Hospital opened in Grimsby in November 2025, replacing the hospital that first opened on Main Street East in 1949.

Commute: The QEW runs right along Grimsby toward Hamilton and Toronto in one direction and St. Catharines in the other. GO buses run from the Casablanca park and ride today, and Metrolinx is building a Grimsby GO train station on the Lakeshore West line, with opening expected in 2027.

Things to do: The waterfront trail, Grimsby Beach, the shops on Main Street, and the Bruce Trail along the escarpment, including Beamer Memorial Conservation Area and its lookouts.

Local tip: If you plan to commute by train once the GO station opens, look at Grimsby on the Lake and the streets near Casablanca Boulevard first. Being a few minutes from the station can save you real time every day.

Local tip: Looking at a home on the escarpment or along Forty Mile Creek? Ask about conservation authority rules before you offer. Otherwise, they can limit additions, pools and other changes to the property.

Our favourite lookouts in Grimsby

Grimsby sits between the lake and the escarpment, so there’s a view almost everywhere you turn.

  • Beamer Memorial Conservation Area: lookouts on top of the escarpment, with views out over the town and the lake.
  • Bruce Trail: the stretch through Beamer Valley and over Forty Mile Creek.
  • Grimsby Beach: the painted cottages and the lake, a short walk from the waterfront trail.
  • Waterfront trail: an easy walk along Lake Ontario.

Local tip: in the spring, Beamer is one of the best places in Ontario to watch hawks migrating over the escarpment.

Grimsby market snapshot: September 2026

  • MLS® HPI benchmark price: $673,700 in September 2026, down 5.4% from a year earlier and up 0.1% from August (Niagara Association of REALTORS®, September 2026).
  • Sales: 39 homes sold in September 2026, up 25.8% from September 2025 and up 2.6% from August (NAR, September 2026).
  • Average sale price: $852,000 in September 2026 ($932,000 for detached, semi, row and link homes and $485,000 for condos), with prices down 5.3% year to date compared with 2025 (PropTx MLS® data via Habistat, compiled by The Barry Team).
  • Months of inventory: 4.0 in September 2026, the lowest in Niagara, compared with 6.1 across Niagara.

What it means: Grimsby is the closest thing Niagara has to a balanced market right now. Good homes are selling, and sales picked up from last year. The benchmark is lower than a year ago, so pricing has to be realistic. Condos averaged $485,000, about half the $932,000 detached average. Moving to Grimsby from Toronto or the GTA

Most buyers moving to Grimsby come from Hamilton, Burlington, Oakville and Mississauga. They want more space, the lake and the escarpment, but they still need to get back to work. Niagara has no municipal land transfer tax, which helps.

Grimsby is the closest Niagara town to Hamilton on the QEW: about 20 minutes to Hamilton and an hour to Toronto on a clear day. Once the GO station opens, the train gets easier too. It’s a good fit for hybrid workers who go into the office a few days a week.

Selling in Grimsby with our team

Grimsby prices very differently from the lakefront condos to the family streets below the escarpment and the big lots up on the mountain. We price your home against recent sales nearby and the listings it will compete with, not a town-wide average. Our in-house stager walks through before photos with practical changes. Every listing gets HDR and twilight photography, immersive visuals, and online and print advertising, and we plan your conditions and closing date around your next move.
