Here’s how the main areas compare at a glance. There’s more on each one below.
| Area | Typical homes | Best for | Good to know |

| Downtown | The oldest homes, duplexes, income properties | Investors and first-time buyers | More renters than owners |
| Dain City | Homes on larger lots with mature trees | Buyers who want space | 10 minutes to downtown, 15 to Port Colborne |
North End and Niagara College
The streets around the main Niagara College campus are mostly quiet and residential, with mature trees and wide front yards. Welland Centennial and Notre Dame College School are both nearby. Some homes close to campus are student rentals, so investors look here too.
Seaway
The northeast corner is named after Seaway Mall. There’s a newer subdivision near the Welland Sports Complex, and Woodlawn Road gets you onto Highway 406 quickly. It works well for buyers who commute to St. Catharines.
Northwest and South Pelham
This area sits just south of Pelham, with Bridlewood Park and Woodlawn Park close by. The Steve Bauer Trail also runs through it and connects to Fonthill, which families like.
Downtown
Downtown has the oldest homes in the city, plus duplexes and other income properties. Renting is more common than owning here. You’re close to Merritt Island Park, the Saturday farmers’ market and the illuminated Bridge 13.
Dain City
Dain City is the south end, in the V where the two canals meet. It used to be rural, and the Glenwood Park area still has larger lots and tall, mature trees. Downtown Welland is about 10 minutes north, and Port Colborne is about 15 minutes south.
Living in Welland
Schools: The District School Board of Niagara runs Welland Centennial and Eastdale secondary schools. Notre Dame College School is the Niagara Catholic high school in the city. Niagara College’s main campus is in the north end. Always confirm catchment by address with each board.
Commute: Highway 406 is the main route in and out, running north through Thorold to St. Catharines and the QEW. Highways 140 and 58 head south to Port Colborne. Welland Transit runs local routes, and Niagara Region Transit connects to St. Catharines and Niagara Falls. There’s no GO station in Welland, so train commuters drive to St. Catharines or Niagara Falls.
On the water: The Welland Recreational Waterway is the old canal channel through the middle of the city. The Welland International Flatwater Centre hosts rowing and paddling events, and FloatFest takes over the waterway every July. The Rose Festival runs in June.
Local tip: If you’re buying near Niagara College, ask about the rental history on the street before you offer. Student rentals are common near campus, and they can change how a block feels from September to April.
Local tip: Parts of Welland near the Welland River and the canals sit in areas regulated by the Niagara Peninsula Conservation Authority. It can affect insurance, renovations and resale, so we check the flood mapping on every property before our buyers make an offer.

Our favourite ways to get on the water in Welland
The old canal runs right through the middle of Welland, and it’s one of the best things about living here.
- Welland Recreational Waterway: calm, current-free water for kayaking, paddleboarding and canoeing.
- Welland International Flatwater Centre: the rowing and paddling venue that hosts regattas through the summer.
- Merritt Island Park: a long, green island between the canal and the river, with trails on both sides.
- FloatFest: the summer festival where hundreds of people float down the canal together.
Local tip: if you’re looking at homes near the canal, walk the waterway path on a summer evening. That’s when you’ll see what the neighbourhood is really like.

Welland market snapshot: September 2026
- MLS® HPI benchmark price: $492,300 in September 2026, down 2.9% from a year earlier and up 0.7% from August (Niagara Association of REALTORS®, September 2026).
- Sales: 68 homes sold in September 2026, up 1.5% from September 2025 and up 44.7% from August (NAR, September 2026).
- Average sale price: $518,000 in September 2026 ($527,000 for detached, semi, row and link homes and $330,000 for condos), with prices down 6.0% year to date compared with 2025 (PropTx MLS® data via Habistat, compiled by The Barry Team).
- Months of inventory: 5.4 in September 2026, compared with 6.1 across Niagara.
What it means: Sales jumped 44.7% from August, and Welland has less inventory than Niagara overall, so well-priced homes still move. There’s still room to negotiate on homes that have been sitting. Condos, at an average of $330,000, remain the easiest way into the market. For the region-wide picture, see our latest Niagara market update.

Moving to Welland from Toronto or the GTA
People moving to Welland from Toronto, Hamilton and the western GTA usually want one thing: a detached house and a yard at a price that works. There’s no municipal land transfer tax in Niagara, either.
Think hard about the commute. Toronto is about 135 km away, roughly 90 minutes on a clear day and much longer when the QEW backs up. There’s no GO station in Welland, so train commuters drive to St. Catharines, Niagara Falls or Burlington. Welland suits hybrid and remote workers, and anyone whose job is already in Niagara.

Is Welland a good place to live?
For a lot of buyers, yes. Prices are below the Niagara average, and you get Niagara College, Highway 406 access to St. Catharines and the QEW, and a canal and trail system running through the city. The trade-off is that there’s no GO train in town, and much of the central housing is older.
Which Welland neighbourhoods are best for families?
Families often look at the northwest near the Steve Bauer Trail and the parks, the quieter streets around the north end, and the newer subdivision in Seaway. Dain City is another option if you want a bigger lot. School catchments vary by street, so confirm with the District School Board of Niagara or Niagara Catholic before you make an offer.
Does Welland have a GO train station?
No. The closest GO train stations are in St. Catharines and Niagara Falls. Niagara Region Transit connects Welland to both cities, but most commuters drive to the station.
How far is Welland from Toronto?
About 135 km. It takes roughly 90 minutes on a clear day and a lot longer when the QEW backs up. Hamilton is about an hour away.
Who is the best real estate team in Welland?
No single ranking settles that. The most useful measures are local sales experience, reviews you can verify (client reviews) and pricing based on recent comparable sales. For reference, The Barry Team is led by Emily Barry, a REALTOR® in Niagara since 2003. Emily is #1 in Niagara Falls on Rate-My-Agent with a 4.99 rating, and the team ranked #5 among all eXp teams in Canada by sales volume in July 2026.
