Niagara Falls neighbourhoods
Here’s how the main areas compare at a glance. There’s more on each one below.
| Area | Typical homes | Best for | Good to know |
|---|---|---|---|
| Mount Carmel, Fernwood and Beaver Valley | Newer detached homes | Move-up families | Usually over $800,000; young trees |
| North End, Stamford and Cherrywood Acres | Older homes, many updated, on bigger lots | Downsizers and mature-tree lovers | Stamford is closest to the GO station |
| Lundy’s Lane, Dorchester and Drummond | Smaller detached homes and townhomes | First-time buyers | The best entry-level option in the city |
| Downtown and Valley Way | The oldest housing in the city | Value hunters and investors | Lowest prices; condition varies a lot |
| Chippawa | Village homes | Downsizers | Its own main street on the Welland River |
| South End | Two-storey homes built in the last 10 years | Buyers who want new | Narrower lots; near the new hospital site |
Mount Carmel, Fernwood and Beaver Valley
These are the most popular areas with families. Mount Carmel and Fernwood are not starter neighbourhoods. They’re second-home areas where prices typically run over $800,000, and families usually move here after building some equity somewhere else in the city. Fernwood and the other newer subdivisions went up in the last five to 15 years, so the houses are modern but the trees are small.
North End, Stamford and Cherrywood Acres
If you want to walk under mature trees on a bigger lot, this is where you look. The homes are older. A lot of them have been updated. Stamford, in particular, is quiet, close to everything and a classic pick for downsizers.
Lundy’s Lane, Dorchester and Drummond
We think this central band is the best entry-level option in the city. The homes aren’t as old as downtown, the streets are a step up, and there’s a solid supply of smaller detached homes and townhomes. That’s why most of our first-time buyers end up here.
Downtown and Valley Way
Prices are lowest in and around the downtown core. The housing is the oldest in the city, though, and the area around Valley Way and Victoria Avenue has the highest share of rentals. Condition varies a lot from one house to the next.
Chippawa
Chippawa is a village on the Welland River with its own main street at Cummington Square and a slower pace. It’s one of the two classic downsizer answers, along with Stamford.
South End
Most of the city’s new construction is here, mostly two-storey homes built in the last 10 years. The lots are narrower and the backyards have less privacy than older parts of the city. But if you want new, this is where the value is. Some subdivisions also have a higher share of rentals than others (we know which is which). New builds come with their own questions, so start with our new build buyer resources.

Living in Niagara Falls
Schools: The District School Board of Niagara runs A.N. Myer, Stamford Collegiate and Westlane secondary schools in the city. Niagara Catholic high schools include Saint Paul and Saint Michael. Always confirm catchment by address with each board.
Commute: The QEW runs right through the city. GO trains leave from the Niagara Falls station on Bridge Street, closest to Stamford, Downtown and the Queen Street area. A lot of our relocating buyers use it a few days a week rather than every day.
The new hospital: The South Niagara Hospital is under construction at Montrose Road and Biggar Road, with the opening planned for summer 2028. It’s already changing how buyers look at the south end, especially near Montrose Road.
Working in the U.S.: The Rainbow Bridge, Whirlpool Bridge (NEXUS only) and Queenston-Lewiston Bridge are all minutes away, and Buffalo airport is a real option for flights. If you commute to Buffalo every day, keep Fort Erie on your list.
Local tip: Niagara Falls in July and August is a different city. That’s good for the local economy, but annoying if you live near Clifton Hill or the Parkway. Most residents live nowhere near the tourist core and barely notice, so pick your neighbourhood with that in mind.
Local tip: Parts of Niagara Falls near the Niagara River, the Welland River and local creeks sit in areas regulated by the Niagara Peninsula Conservation Authority. It can affect insurance, renovations and resale, so we check the flood mapping on every property before our buyers make an offer.

Our team’s favourite nature escapes in Niagara Falls
Living here isn’t all Clifton Hill. When we want a break from the crowds, these are the spots we head to.
- Niagara Glen: trails that drop down the gorge to the edge of the Niagara River, with huge boulders and old forest.
- Dufferin Islands: small islands, footbridges and quiet paths, just upriver from the Falls.
- Niagara River Recreation Trail: a paved path along the Parkway, perfect for an evening walk or bike ride.
- Chippawa: a slow wander along the Welland River where it meets the Niagara.
Local tip: go early in the morning in summer, before the tour buses arrive.

What it means: More homes sold this September than last, but prices are still easing. With 6.2 months of inventory, buyers have room to negotiate, and sellers should price against this fall’s sales, not last spring’s. For the region-wide picture, see our latest Niagara market update.

Moving to Niagara Falls from Toronto or the GTA
Most people moving to Niagara Falls come from Toronto, Hamilton or the western GTA. The house costs a lot less, you get more room, and there’s far less traffic. Niagara also has no municipal land transfer tax.
The commute is the big one. Toronto is about 130 km away: 90 minutes on a clear morning, closer to two hours at rush hour, and about two hours and 20 minutes on the GO train from Union. A few days a week is fine. Five days a week is a different life.

What is the best neighbourhood in Niagara Falls?
There isn’t one answer. Mount Carmel, Fernwood and Beaver Valley are the most popular with families. The North End and Cherrywood Acres suit buyers who want mature streets, while the Lundy’s Lane, Dorchester and Drummond area works best for first-time buyers. The best neighbourhood is the one that matches your budget and how you live.
Is Niagara Falls a good place to live?
Yes, for most people who want a smaller city with lower prices than the GTA and Hamilton. You also get the QEW, GO train service, a new hospital opening in 2028, the U.S. border and a lot of green space. The trade-off is fewer high-paying local jobs, so many residents commute or work remotely.
How far is Niagara Falls from Toronto?
About 130 km. Driving the QEW takes 90 minutes with no traffic and closer to two hours at rush hour. The GO train from Union Station takes about two hours and 20 minutes.
Which part of Niagara Falls is closest to the GO train?
The Niagara Falls GO station is on Bridge Street, near Downtown. Stamford, Downtown and the Queen Street area are the closest neighbourhoods. From Mount Carmel or Chippawa, however, it’s about a 10 to 15 minute drive.
Who is the best real estate team in Niagara Falls?
No single ranking settles that. The most useful measures are local sales experience, reviews you can verify (client reviews) and pricing based on recent comparable sales. For reference, The Barry Team is led by Emily Barry, a REALTOR® in Niagara since 2003. Emily is #1 in Niagara Falls on Rate-My-Agent with a 4.99 rating, and the team ranked #5 among all eXp teams in Canada by sales volume in July 2026.
