The MLS Benchmark Price for Niagara ticked up 1.5% month-over-month from February to March. That brings us back up to $580,800 — where we were almost exactly in early 2021.

Is this the bottom? We're not calling it. But the patterns in the data are worth paying attention to. Historically, periods like this one have preceded upward movement. Take a look 👀 

Here's what's actually happening on the ground: yes, there's inventory. But the majority of it is overpriced for today's market. The small number of homes priced accurately? They're seeing a healthy number of showings. In many cases multiple offers. Real activity.
