Why Buyers Consider Thorold
Location is a big part of Thorold’s appeal.
You’re next to St. Catharines, a short drive from Niagara Falls and close to major routes for getting around the region. Brock University is also nearby, which is worth considering whether you’re buying a home for yourself or looking at an investment property.
Another advantage is the variety of housing.
You can find older detached homes around established parts of Thorold, newer subdivisions, townhouses and properties that have been updated over the years.
That variety gives buyers a few different ways to approach the market depending on their budget and how much work they’re willing to take on.
Older Thorold vs Newer Thorold
There can be a pretty big difference between buying an older Thorold home and buying in one of the city’s newer developments.
Older homes may give you more character, mature neighbourhoods and different lot sizes, but you’ll want to pay attention to the major systems of the house.
How old is the roof? What type of wiring is there? Have the windows been replaced? What does the foundation look like? How old are the furnace and air conditioner?
A renovated kitchen is great, but it doesn’t tell you what’s happening with the rest of the house.
With newer homes, you’re dealing with a different set of considerations. You may find more modern layouts and finishes, but lot sizes, construction quality, warranties and nearby future development can all be important.
Neither option is automatically better. It depends on what you want and what you’re comfortable owning.
Buying Near Brock University
Brock University is one reason some investors look at Thorold.
Properties within a practical distance of the university may appeal to buyers considering student housing or other rental strategies.
If that’s your plan, don’t buy a property based solely on the assumption that you’ll be able to rent it to students.
Look into the property’s zoning, layout, parking, licensing requirements where applicable and the numbers behind the investment. You’ll also want to understand Ontario’s landlord and tenant rules before becoming a landlord.
A property can be close to Brock and still not be the right investment.
What About Commuting?
Thorold is well positioned for getting around Niagara.
Depending on where in the city you live, you can access Highway 406 and connect to the QEW for travel toward Hamilton and the GTA.
If you need to commute to Toronto every day, we’d suggest actually driving the route during the hours you’ll be travelling before deciding whether it works for you. Niagara to Toronto is still a significant commute.
For someone who works remotely or only needs to travel toward the GTA occasionally, Thorold may be much easier to consider.

What Should You Look for When Buying in Thorold?
Start with the same things we’d look at anywhere else: location, condition, recent comparable sales and how well the property fits your plans.
But don’t compare homes based on price alone.
A cheaper house that needs a roof, windows and electrical work may not actually be the better deal. At the same time, paying more for a completely renovated property doesn’t automatically mean you’re getting better value.
This is where recent sales become much more useful than asking prices.

An investor may care about rental potential, zoning and proximity to Brock.
And someone moving from another Niagara community may simply find that Thorold gives them more of the house they want at their price point.
If you’re not sure where you fit yet, that’s fine. Comparing Thorold with a few nearby communities is often the easiest way to figure it out.

- Decide what type of property you’re looking for. Older detached homes, newer builds and townhouses can offer very different ownership experiences.
- Look at recent sales. Asking prices don’t tell you what homes are actually worth.
- Pay attention to the location within Thorold. Your commute and surroundings can change quite a bit depending on where you buy.
- Inspect older homes carefully. Pay particular attention to electrical, plumbing, foundation, roof and other major systems.
- Run the numbers if it’s an investment. Don’t assume proximity to Brock automatically makes a property a good rental.
